英國住宿安排Accommodation in the UK
按學生的預算、租期與通勤需要，安排以下三類英國住宿：社會公寓、學生公寓與 Build-to-Rent。We arrange three kinds of UK accommodation for students — private rented apartments, purpose-built student accommodation and build-to-rent — according to budget, contract length and commute.
學生公寓Student Accommodation (PBSA)
專為學生而建的公寓，一般鄰近大學或交通便利地段，整棟由營運商統一管理，入住流程相對簡單。Purpose-built student accommodation, usually close to universities or well-connected transport, run by a single operator with a straightforward booking process.
適合對象Suited to
- 第一次到英國，希望入住流程較簡單的學生Students arriving in the UK for the first time who want a simple booking process
- 希望租金已包含水電與網絡的學生Students who prefer bills to be included in the rent
- 就讀年期固定、租期按學年計算的學生Students on a fixed course whose contract follows the academic year
通常包括Typically includes
- 租期以學年為單位，常見為四十四週或五十一週Contracts by academic year, commonly 44 or 51 weeks
- 房型由共用廚房至獨立廚房，多數附私人衛浴Rooms from shared kitchens to self-contained studios, most with a private bathroom
- 公共空間如自修室、健身室或共用客廳（視個別項目而定）Shared spaces such as study rooms, gyms or lounges, depending on the building

Build-to-RentBuild-to-Rent (BTR)
建後出租的大型長租住宅，整棟由單一管理公司營運，一般位於交通樞紐附近，屋內設備較新。Large build-to-rent developments run by a single management company, usually near transport hubs and with newer in-home fittings.
適合對象Suited to
- 預算較高、重視居住配套與管理服務的租客Tenants with a larger budget who value on-site amenities and management
- 已畢業並在英國工作的租客Graduates who are now working in the UK
- 希望以個人名義簽訂長租的租客Tenants looking to sign a longer lease in their own name
通常包括Typically includes
- 租期一般由十二個月起Leases generally from twelve months
- 部分項目附設健身室、共用工作空間或住客休息室（視個別項目而定）Some buildings include a gym, co-working space or residents’ lounge, depending on the development
- 由管理公司統一處理維修與日常事務Repairs and day-to-day matters handled by the on-site management team

- 說明租金以外的費用結構Setting out the costs that sit outside the rent
- 協助申請、簽約與入住交接Helping with the application, contract and move-in handover
各項目的房型、租金、租期與收費，一律以營運商及租約所公佈的內容為準。Room types, rents, contract lengths and fees are always as published by the operator and set out in the tenancy agreement.

社會公寓Private Rented Apartments
由專業租賃公司管理的一般私人住宅，分佈於倫敦不同社區。這類房源貼近一般社區生活，房型與租金差異較大，需要逐個比較。Privately owned homes managed by professional letting agents across London neighbourhoods. They sit within ordinary residential communities, and both layouts and rents vary widely, so options are compared one by one.
